One Wall Street developer Harry Macklowe, who is undertaking the largest condo conversion in New York history, will bring 565 new luxury Downtown Manhattan condos to market in the landmarked building, and residents will be the ones who benefit. While the pandemic briefly changed the texture of Downtown life, with many more workers staying home each day, firms in the area are already sending workers back to the office, hinting at a resurgence of demand for Downtown Manhattan living that One Wall Street is poised to meet. YIMBY 1 September 2020 Progress Continues On One Wall Street’s Addition And Conversion In The Financial District
Exterior work is moving along on the residential conversion and retail addition at One Wall Street in the Financial District. Designed by SLCE Architects and developed by Macklowe Properties, the projected $1.5 billion undertaking is the largest office-to-condominium conversion in New York City history. When complete, the property will yield 566 residential units with sales handled and marketed by CORE, as well as a 44,000-square-foot Whole Foods Market and a Life Time fitness center on the lower levels.

A close-up shot of the topped-out expansion and multi-story addition atop the annex portion of One Wall Street shows the color of the curtain wall panels perfectly matching the remainder of the historic skyscraper. The textured, sculpted surfaces of the exterior cladding adhere with the multifaceted form of the Art Deco building’s crown. The installation of the floor-to-ceiling windows in the annex has yet to begin at this time.

The restoration of the One Wall Street Red Room has been painstaking. "Much of it was intact and so this was a face-lift rather than a full-blown restoration," comments Macklowe Senior Project Manager Joseph Bosco, "We’ve had to use nonchemical, nonabrasive techniques to clean the tiles very, very carefully, so as not to risk damage." Good fortune came in finding an unopened box of several thousand original tiles in the building’s basement.

As bedrooms continue to replace boardrooms in the financial district, another prewar bank building is becoming a residence. The Art Deco bank tower that was once home to Irving Trust will have 566 apartments.
